Q1 saw a 15% increase in overall transactions over the same period in 2015 from 492 sales to 567. Correspondingly, the 3 month moving average sales price grew 6.35% in the past 12 months to $383,910.
We are setting new records in the Guelph Real Estate Market. As of the end March, we have a new record monthly average price of $389,605, and even more impressive – 50.41% of all sales in March were at or over Asking. Resulting in an average sale price of 100.5% of the Asking price.
There are currently 244 active listings in Guelph; which is just about equal to the 241 sales in March. At this rate, I expect prices to continue to increase, as long as it remains a Sellers market.
