Here is a short real estate market up-date for the City of Guelph. As of the end of January the 3 month moving average price is $494,374 down just a little from the end of December’s $495,214. There were 122 sales in January up from December’s 84 and on par with January 2018. In the past 12 months average prices have been fluctuating between approximately $480,000 & $515,000 – and we’re just about in the middle of that range at the moment.
The average sale price was 99.13% of the asking and 38.5% of the sales were at or over the asking price – both indicators of a strong market. There are currently 242 active listings in Guelph, just about two months supply at the January rate of sales – but the sales are likely to increase with the spring market – so it looks like a relatively balanced market leaning towards a Sellers market.
