Here is a quick overview of the Guelph Real estate Market with the September 2019 up-date. By the numbers, it’s been an active month – there were 169 sales compared to 164 for the same month last year. YTD sales amount to 1,766 which are up 6.9% from the 1,652 sales last year.
The 3 month moving average is at $542,279 up from $510,780 last year – up 6.16% from a year ago. The medium price is sitting at $520,000 indicating there are more sales under the average price but the high end brings up the average. The average sale price this month was 100.17% of the asking and 42.6% of the sales were either at or over the asking – indicating a strong market for desirable properties – which remain in short supply!
There are currently 319 active listings, which translates to a little under 2 months supply of homes. Based on previous years, The fall market remains steady right up to Christmas and combined with the lack of supply makes it a good time to sell.
