Here is a quick wrap up of the year in real estate in Guelph – there were 2056 sales in 2018 down 10.5% from the 2298 in 2017. The 3 month moving average price finished at $495,214 at the end of December which was actually up just slightly from $492,955 at the end of December last year. The 3 month moving average ranged from $479,177 in February to $514,762 in July.
The average sale price in December was 98.37% of the asking price & the number of sales at or over asking was down to 23.8% of the 84 sales – both indicators of a little softer market – this is likely a seasonal thing and may change over the next couple months as the market typically picks up as the weather warms up.
